Description: This central Idaho grass ranch is located South of Arco, and just east of Butte city, Idaho, directly borders US 20-26 and consists of 400 deeded acres. Of those 400 deeded acres, 280 are irrigated. The remainder of the acreage consist of native grasses and brush. The entire property is fenced and cross fenced. The owner reports that under current conditions and set up, and on a good wet spring, the ranch offers 1 cutting with approximately 110+/- ton of grass. The ranch has 32 inches of 1885 surface water rights, 28.5 inches of 1890 surface water rights, and 103 inches of 1979 ground water rights. There is currently no well on the premises. The ranch was leased last year, and the seller reports that 35 pair plus heifers/steers could comfortably be run each season. Multiple new culverts are currently being installed (October 2022) In addition to the ranching way of life, comes the possibility of geothermal, gravel pit, and home-site development. This area reportedly contains geothermal water at depths of 400-1000 feet deep. Butte City at one time made use of the geothermal water for the city well. Property borders large existing gravel pits and could possibly be used for the same. With new additions to the INL this area is set to grow over the next few years.
